Bella Vista is a cozy cedar and rock cabin with private access to the Frio River. There is also a bunkhouse for overflow. It is surrounded by oak trees on three acres with steps down to clear shallow flowing river below, perfect wading for little ones and for relaxing in your chair with your feet in river. There is a quaint back porch deck in the trees with a porch swing, table and chairs. The deck is great for watching the sunset, wildlife viewing, and birding.

• Large loft has 1 queen bed & 2 single beds
• Downstairs room has Queen cedar post bed and one half bath
• Queen sofa bed in living room
• 1 full bathroom with shower (no tub) in main cabin
• Country Kitchen has coffee maker, refrigerator, microwave, gas stove/oven, dishwasher
• Washer/dryer, Central heat & air, fireplace, satellite TV with DVD, board games
• BBQ grill, picnic table, patio table & chairs, porch swing, bird feeders
• Nice deck overlooking Frio River & hills across the valley
• Steps lead down to the river for wading & relaxing
In Bunkhouse: sleeps 4
• 4 bunk beds (2 singles & 2 doubles)
• 1 Full bathroom with shower (no tub)
• Small bar size fridge for drinks
We leave one roll of toilet paper in each bathroom and one trash bag in each can. Bring Extra.

What to bring:
• Bath towels, wash rags, hand towels, river towels
• Extra toilet paper and extra trash bags – 13 gal. for kitchen and 39 gal. for outside cans
• Your groceries and supplies: salt, pepper, sugar, paper towels, coffee, filters, dish soap, dishwasher soap, and laundry detergent.
• Bath articles: shampoo, bath soap, hand soap, etc.
Suggested items:
• Flashlight, batteries, matches, lighter fluid, charcoal for grill, firewood for fireplace and campfire (please do not use wood cut from trees that died from Live Oak Decline)
• Stereo, camera, binoculars, bug spray, sun block, river chairs, river shoes, Fishing License, black oiled sunflower seeds for bird feeder, sugar to make nectar for hummingbird feeder (1 cup of sugar)
*Beer, wine and liquor is sold in Leakey. No alcohol is sold in Utopia, Rio Frio, or Concan.

**If traveling from out of state, plane, or bike: Towels available upon advance request at no extra charge. Please let us know at least two days ahead of time.

Pet Rules

  • Maximum of 2 dogs allowed, weighing 50 lbs or less each
  • Only well behaved, house-trained; Won’t chew on furniture, rugs or scratch floors, walls, doors
  • Dogs allowed Inside Only in their kennel/cage (can be loose Only inside at Farhaven)
  • Don’t allow them on furniture or beds
  • Only leashed or tied when outside
  • Pickup & throw away poop
  • Do not allow dogs to dig in yard or flower beds
  • Dog owner responsible for dog’s safety, and for any damages to lodging property
  • Do not allow your dogs to bark excessively, run free or chase other animals
  • Please pick up most of the dog hair
  • $10 per night per dog (covers normal pet hair clean up, spraying inside for fleas & ticks)
  • Your deposit will be kept throughout your stay. If no damages or extra cleaning is needed, we will refund your entire deposit to your account.

Just east of Leakey off 337, 25 min. to Lost Maples Park & 10 min. from Garner State Park.

**Please Note**
The cell towers here are AT&T, so only AT&T cell phones work here. Even then, cell service can be spotty driving through the hills.

We stayed at the Bella Vista last June and fell in love with the cabin, river, land around the cabin.
All beds are very comfortable and the kitchen is full furnished. Tv does have satellite and DVD/Blu-Ray player. The deck overlooks the river and is so beautiful and serene.
The owners are amazing!! They gave us maps of fun stuff to do while in town. Also recommend the best places to eat and purchase groceries.

My family is planning on coming back this year!

Myself, my children and grandchildren stayed at the Bella Vista on the fabulous Rio Frio river last summer and we are returning this June, because the kids(all us kids) can’t think of a better spot to get together. The cleanest, coolest river in the state is a kids wonderland, and the hill country setting is spectacular. The house is spacious, comfortable, clean, well furnished and attractive, located right above the river and surrounded by big oaks and cypress trees. LeAnn and Anthony Sharp are attentive and professional, so I can’t think of a single problem unless you can’t live without the Internet. If, however, you would like to escape the rat race for a few days, this is the spot for you.
