We are a family-owned business, established in 1987. We rent vacation homes and cabins in Utopia, Rio Frio, and Leakey, Texas. These properties are conveniently located between Garner State Park and Lost Maples State Natural Area.
We consider our area to be one of the most beautiful and undiscovered places on Earth. Our family has enjoyed the rivers and nature here for several generations. For 30 years, we have been blessed to be able to share it with others.
Explore our part of the Texas Hill Country with rugged canyons and cool, clear rivers and creeks. Cypress, Live Oak and Pecan trees tower overhead. We are not a campground; our vacation homes and cabins are located on private properties spread out along the beautiful Frio and Sabinal River Valleys in the southwestern part of the Texas Hill Country.

Plan a picnic, fish, swim, tube or kayak down the rapids of the refreshing Frio or Sabinal River. Breathe fresh air while you ride horseback, bird, hike or bike scenic country roads and trails. Our fabulous dark night skies are rated a Bortle 3.5, so the ‘Stars at Night are Big & Bright'. Experience the great outdoors and still have the comforts of home. You can play hard all day or simply relax and enjoy the beauty of our area.
